Engaged by the property owner to perform a condition assessment of the existing structure and to review and analyze the findings of the most recent Local Law 11 Inspection of the exterior walls of the structure. This beautiful 100 year old landmark building had many deferred maintenance issues including exterior facade violations.
As the full time construction manager, managed the rehabilitation project, including construction oversight, quality control, scheduling of the work and coordination of multiple trades, building tenants, and maintenance personnel on the site, so that the work was accomplished timely and efficiently, and with minimum inconvenience to the building tenants. All aspects of the project were centrally controlled by GEB allowing the owner to only deal with one point of information. Maintained a competent full-time management staff at the project site to administer the project at all times work was being performed.
Called upon ourstaff of Professional Engineers, Architects and Construction Managers in order to ensure that the façade rehabilitation project would address all unsafe facade conditions, such as spalling bricks, cracked masonry, or loose decorative elements in order to achieve timely compliance with LL11 filing and a safe status for the property.
